Our first involvement with this Project in St Just in Roseland, Cornwall, was at the end of 2016. The drawings were at planning stage and the clients chose to enter into a Design Stage Order with us. We were therefore able to work closely alongside the architect, providing our Timber Frame standard details to be incorporated into his design, along with providing general structural advise.

With a Vaulted ceiling in the Attic rooms, our in-house engineer had a lot of steel to design to keep a clean open roof space. Our Thermo closed panel system, with Bespoke PSI values, helped the building to a high pass rate in SAP. And by using Posi Joists assembled in the factory as floor cassettes, there was lots of flexibility for M&E routes.

The foot print of the building is huge, and the large open rooms feel really light. The Timber Frame was erected in the spring to the clients great satisfaction, therefore, our part of this grand design was over. We will update the photos as the project continues………..
